After several years of pandemic-era intensity, the Charleston tri-county market has moved into a calmer, more balanced phase in 2026. Inventory has continued to build, homes are taking a bit longer to sell, and the frantic bidding of recent years has eased. The Charleston Trident MLS reported 17,776 closed sales in 2025, with the overall median price rising 2.4% to $426,947 for the year.
Through spring 2026, the region has held between roughly 3.3 and 3.4 months of supply — still short of a full buyer's market, but far healthier than the acute shortages of recent years. Median days on market have edged up into the low-to-mid 50s, and a larger share of listings have seen price adjustments, both signs of a market where buyers have more time and more room to negotiate.
Prices have stayed broadly stable, moving within a narrow band month to month rather than climbing sharply. The practical takeaway is a more even footing: buyers generally have more selection and negotiating leverage than they have had in years, while well-prepared, competitively priced homes continue to sell.
